Ever start a day with every intension of getting lots done? Then something happens that you really didn’t expect and that’s it, game over for the rest of the day.
Happened one Friday two years ago and I really didn’t expect it.
Here’s the story of a challenge caused by probably the worst salesman in the world.
The business centre where our offices are, were about to get knocked down, erased to the ground in a few months time and we only got about eight weeks to find and move to another place.
That was actually not what I didn’t expect. We knew about the offices being pulled down ages ago and the owners have built a brand spanking new, state-of-the-art, five story, with garden terrace, building for us all to relocate to. I’d even chosen our offices and stock room. But at 3:40pm on Friday everything changed.
See the building, even before they’d finished building it, was sold to a large property group that specialises in renting out office space in London. So, everything changed. Our landlords were no longer involved. We met someone from the large property group to discuss things and that was when we realised that, unless we take action quickly, we’d be out in the street in a matter of weeks.
Don’t even remember the name of the guy but he walked in, explained how he’s running late, and didn’t have much time to talk to us (great start). Then he explained how the building was a prime office space and the rent was likely to be almost double what we’d been promised by the previous owners. Then, to top it, parking space would be limited and so they would charge a premium of up to…ready for this? Up to £3,000 a year per single space!
Now the reason why I thought this guy was such a bad salesman was because he has an empty office building to fill – 60 plus spaces. He openly admitted it’ll take time to rent every space and said he’d estimated probably a year.
He has a group of around 30 odd businesses all looking for office space and he was pushing them away. Would it not be better to have half the building occupied from day one at lower rents than to have the building pretty much empty? Also, an empty building is likely to be harder to fill than somewhere that’s busy with people around.
The new state-of-the-art, five story, with garden terrace offices might have had ended up a bit of a white elephant. However, our new state-of-the-art, out-of-the-world range of promotional products won’t be!
